What is a Non-QM Loan?

Non-Qualified Mortgage

Doesn't follow standard QM (qualified mortgage) rules. Built for income types traditional lenders struggle with.

Flexible Income

RSU vesting, stock options, crypto, bonus income verified via bank statements—no tax returns needed.

Tech Professional Friendly

Built for high earners with non-traditional compensation. Fast underwriting, competitive rates.

Tech Income We Accept

Restricted Stock Units (RSUs)

Calculated as average vesting over grant period (typically 4 years). We use brokerage statements showing vesting schedule and tax withholding history.

Example: $400K grant ÷ 4-year vesting = $100K/year RSU income

Stock Options

Exercise history shows income patterns. We verify via broker statements and option pool documentation from employer.

Example: 2-year option exercise history averaging $75K/year exercises = $75K counted

Cryptocurrency Income

Mining, staking, trading income verified via exchange statements, wallet history, and bank deposits. 12–24 month history required.

Example: 24-month average of monthly deposits from crypto exchange = counted income

Bonus Income

Annualized based on offer letter or 2-year history. Structured bonuses (sign-on, performance, referral) all qualify.

Example: $80K base + $60K bonus history (2 years) = $140K counted income

Non-QM Loan Requirements

Bank Statements (12–24 months)

Deposit history showing income pattern. We underwrite based on deposits and average monthly deposits, not tax returns.

Brokerage or Exchange Statements

For RSUs, stocks, options, or crypto. Shows vesting schedule, exercise history, or trading activity confirming income claims.

Offer Letter or Employment Contract

For base salary, RSU grant, bonus structure confirmation. Lenders use this to verify income breakdown and future stability.

Credit Score

Minimum 660 FICO. Non-QM accepts lower scores than standard QM, but strong credit helps rates and approval odds.

Down Payment

15–30% typical. Non-QM carries higher lender risk, so down payment requirements are higher than conventional or QM.

3 Non-QM Tech Income Mistakes

Mistake 1: Assuming All Income Counts Equally

RSU vesting counts differently than bonus. Stock options depend on exercise history. Crypto needs 12+ months verifiable history. We'll calculate correctly, but understand the differences.

Mistake 2: Changing Jobs Mid-Underwriting

Job change can complicate approval. If moving to a new employer, we need written offer letter + start date. Income history at prior employer doesn't transfer. Delay your move until after closing if possible.

Mistake 3: Ignoring Declining RSU Grants

If your RSU grant is cliff-vesting (ends year 4), future RSU vesting drops to zero. Lenders account for this decline. Communicate future grant plans upfront to show continued income.

Non-QM Tech Loan FAQ

Do I need tax returns for a non-QM loan? +

No. Non-QM uses bank statements and brokerage statements instead of tax returns. Faster underwriting, less paperwork. Optional tax returns can strengthen application if favorable.

How do you calculate RSU income? +

Average vesting over the grant period. $400K grant over 4 years = $100K/year. We use brokerage statements to confirm vesting schedule and vested values. Higher accuracy than tax returns show.

Can I include unvested RSUs in income? +

Future grants (not yet vesting) cannot be included. Only active grants in vesting phase. We count what you're currently earning or will earn in next 12 months from announced grants.

Are non-QM rates higher than conventional? +

Typically 0.5–1.0% higher. Non-QM carries more lender risk (fewer guidelines). However, you skip tax return underwriting and qualify faster. Trade-off is worthwhile for tech professionals.

How does your lender credit impact non-QM loans? +

Same as conventional. Lender credits reduce rates by rebating a portion of underwriting fees. Non-QM can qualify for lender credits just like QM loans. Discuss with your loan officer.
